The honest answer depends on the age of the material, the extent of damage, and whether the underlying structure is sound. A repair makes sense when damage is localized — one section of roofing, one cracked concrete section. A full replacement is typically warranted when more than 30% of a surface is compromised, when the substrate is failing, or when repair cost approaches 50% of replacement cost. We'll tell you which on the site visit, and we'll show you why.
A covered patio or concrete work runs 2–5 weeks from permit to final walk. A full outdoor kitchen with structure runs 5–8 weeks. A full backyard transformation with multiple trades can run 8–14 weeks. Roofing replacements are typically 2–5 days. We give you a written schedule at contract signing, and we track against it weekly.
Yes. Every Integris project includes a written workmanship warranty. The specific terms vary by project type and scope, and we'll document them in the contract. Material warranties from manufacturers pass through to you separately. We don't offer verbal warranties — everything is in writing.
We work with a small number of preferred financing partners for qualified projects. Ask during your quote consultation and we'll share current options. We don't mark up financing — the rate you get is the rate the lender offers.
Yes. Integris Builds holds an active Texas general contractor license and carries general liability and workers' compensation insurance. We can provide certificates of insurance at any time during the proposal or contract process. We also verify that subcontractors working on Integris jobs carry their own coverage.
We serve the full Dallas–Fort Worth Metroplex, including Plano, Frisco, McKinney, Allen, Southlake, Keller, Colleyville, Grapevine, Irving, Arlington, Fort Worth, Denton, Lewisville, and surrounding cities. For projects outside the immediate DFW area, call us — we take select projects in Austin, Waco, and other Texas markets.
Use the 3D Outdoor Living Studio on this site to sketch your space and drop in structures, surfaces, and finishes. When you're ready, save your design and share it with us. We'll review it before the site visit so we already have context on what you're picturing. The studio doesn't replace the site walk — dimensions and grading have to be confirmed in person — but it shortens the back-and-forth on scope and design intent.
Yes, with conditions. We can install owner-supplied appliances (grills, refrigeration, lighting) as long as they're compatible with the system we're building and we receive them in advance of the install date. For structural materials, we typically source our own to ensure quality and warranty continuity, but exceptions are made on a case-by-case basis.
We handle HOA submissions as part of the permitting phase on applicable projects. We prepare the drawings, specs, and application, and we track the approval. If the HOA requires modifications, we'll discuss options with you before resubmitting. HOA timeline is outside our control, but we stay on top of it.
Yes. We design projects with future phases in mind when we know that's the direction. That means running conduit and stubs during the first phase so the second one doesn't require demo. If you know you want to expand later, tell us at the scoping meeting and we'll plan accordingly.
